What Do We Charge?

It’s the most common question we receive (apart from “How do you pronounce Tony’s last name?”).

Let’s start with this. We do not have the lowest price.  Our prices are competitive, but they are not the lowest.

Having admitted this, please know that since 1991 we likely have assisted more clients with their purchase, sale or refinance of their homes than any other law firm.

Why have we been so busy for so long?  There are a number of reasons, but it all starts with this.  We recognize that dealing with the purchase, sale or refinance of your home is stressful, and we strive each day to reduce this stress.  We offer multiple office locations, toll free phone numbers, an up to date website and a variety of other features.  Most of all, our staff have the experience and expertise to give you peace of mind.

We should also point out we are lawyers, not notaries public, and therefore can help if the file starts to get complicated.  At the risk of offending our Notary friends, there are issues we can help with that they cannot.

We recognize that your transaction is a major transaction for you and our entire focus is on making it as simple for you as possible.

As for our estimated charges, for homes or mortgages under $2,000,000.00 you should budget approximately $1,400 for a purchase without a mortgage, $1,600 for a purchase with a mortgage, $1,200 for a cash sale plus $100 for each additional mortgage discharge and approximately $1,400 for a refinance with one payout.  For our estimated charges with respect to First Nations Lands please see our First Nations Real Estate Page.  For homes or mortgages $2,000,000.00 and over, or to receive a more precise quote, please contact us either at 604-527-4242 or email at realestate@spagslaw.ca.

Note there are a number of third-party charges that are not included in our quote, including government fees, title insurance, property tax certificates, strata forms, insurance binders and other such charges. We collect from our clients and pay these third-party charges on their behalf; these are not hidden fees. For budgeting purposes, you should plan on anywhere from $750 – $1,000.
